MacGregor Abstract Corporation Blog Recording Fees Up In Nassau Too

We recently wrote an article alerting you to the immediate increase in the amount of money required to record documents in Suffolk. I wonder if I have someone from the Nassau County legislature on my mail list, because it seems to have given them an idea.When it comes to increasing closing and recording costs, Nassau County refuses to be outdone. If Suffolk is raising their fees, well, by god, so will Nassau. (To be fair, this is in an effort to balance their budget)About 2 years ago, Nassau County came up with a new idea - something a Tax Map Verification Fee. The Nassau County Clerk began requiring a Tax Map Verification Letter to accompany every document submitted for recording that would affect real property. The Tax map Verification Letter was originally $75 and you needed a separate TMVL for each document. About a year ago, they raised the fee for this letter to $225.We have just been informed that starting on January 1, 2017, that same letter will cost $355.That is a $110 recording cost increase for every real-property related document recorded in Nassau County.Once again, we will be adjusting our invoices for all affected files immediately to reflect this change.
